There are so many questions that you may have when buying off the plan and one of them is likely to be, how are the developer and builder going to ensure the quality of your home when building so many homes at once. And furthermore, are the building techniques and materials going to stand the test of time?
Previous and current work
One of the best places to start is to assess previous and current work. We like to make it easy for our potential buyers to assess our quality by discussing our previous projects, encouraging walk-throughs and making photography available of our projects, particularly via social media where it can be easily accessed. We also place a great deal of importance in creating walk-through homes at our projects for sale. This means constructing a completed residence which is furnished to allow our buyers to have a genuine feel for living in our homes.
Developer/builder partnership
When purchasing off the plan, it is important to do some research into both your developer and builder are and more so, if they are one in the same. A developer/builder relationship, like we have with all of our projects is optimum for buyers because we engage a separate builder to construct our homes. We enter into a contractual agreement with the builder and they are required to complete the build. Taking this approach allows us to externally set guidelines around timings, costings and delivery of quality and means a better outcome for our buyers. We hold the builder accountable for what they have agreed to deliver, meaning our buyers can in turn hold us accountable.
Inclusions
We enjoy discussing the inclusions in our projects because we put a lot of planning into the selections we make – from fixed inclusions to colour selections and space to live.
A great example of this is the bathrooms in our townhouses. We have made sure that the selections and finishes look great but will also be very useable in a family home. It is this balance of functionality and design excellence that makes our homes appealing. At Elody, we have selected premium design elements such as freestanding baths, semi-frameless shower screens and wall-hung vanities for a luxurious look – and it is all on show at our display suite.
Features and materials to look for which will improve the quality and value of your off-the-plan-home include major brand quality appliances, quality floor coverings, custom joinery to areas of the home (such as linen cupboards), mirrored sliding doors, full-height tiling in bathrooms, wall-hung vanities, frameless and semi-frameless shower screens and non-slip tiles to balcony with adequate drainage.
